What amount should I put on the invoice for an Airbnb/Booking reservation?

The invoice must always show the TOTAL gross accommodation fee paid by the guest — including the platform commission!

• Airbnb (15.5% Host-Only Fee): the accommodation fee paid by the guest is the gross amount, from which Airbnb deducts its 15.5% commission. The invoice must show the full amount BEFORE the deduction.
• Booking.com (~15% commission): the total amount paid by the guest is the gross accommodation fee.

Important:Since October 2025, Airbnb has extended its Host-Only Fee model (15.5%) to all software connections (channel managers). The guest does not pay a separate Airbnb commission — the host pays it all. In addition, individual hosts could choose the 3% commission option until October 2026, but in that case the guest also paid a separate fee to Airbnb.

IFA and VAT must be calculated from this gross amount.
