Many people think that short-term rental runs itself: you upload the listing, set the pricing algorithm running, and the bookings come in. In Budapest this rarely works like that. A new Airbnb algorithm, a few new competing listings in the area, or a quiet season can pull back the numbers of an otherwise well-performing property within a few weeks.
At GuestGuru we don't watch this passively. We continuously monitor occupancy and revenue data, and when a property starts slipping below average, we intervene. We have two tools for this: Review Boost and Revenue Boost.
1. Review Boost: protecting your property's reputation
On Airbnb, ratings decide everything. If a few 3-4 star ratings come in, the system pushes the listing further down - and this immediately means fewer clicks, fewer bookings. We invented Review Boost precisely for this: as soon as the rating starts slipping, we act.
How we do it:
- We identify 4-5 consecutive bookings and give these special treatment.
- These guests receive unique, extra services behind the scenes.
- The goal is for 5-star reviews to arrive in quick succession, and for the listing to return to the higher-ranked list.
The guest doesn't know that Review Boost is running in the background. They only see that the service was particularly good.
2. Revenue Boost: more revenue without price cuts
Sometimes the problem is different: the rating is fine, but occupancy or revenue is still falling short. We developed Revenue Boost for this. It's an intensive revenue-increasing programme for a defined period.
How we do it:
- We don't slash prices in panic, as this would only damage the property's market position. Instead we fine-tune daily pricing based on demand.
- We build in additional services that also appear in the listing title.
- The goal is that when a traveller chooses between two similar properties, they see the added value in yours.
This way we boost bookings whilst the price doesn't drop.
What does this mean for the owner?
You don't need to watch the calendar, and you don't need to stress about the numbers. The system signals in the background if something is slipping, and we respond to it.
