Many people think that managing a short-term rental comes down to someone cleaning between two guests. Guest complaints and wear and tear on the property quickly show why that isn't the case.
The difference between a property manager and a plain cleaner isn't one of degree – it's one of kind.
A cleaner cleans; a property manager operates
This isn't wordplay. A cleaner dusts and mops. A property manager, by contrast, acts as the custodian of the property: they check the heating, the air conditioning and the Wi-Fi, and they replenish consumables precisely – coffee, shampoo, toilet paper. If something runs out, it shows up in the guest's review.
Damage assessment and documentation
After every check-out, the property manager goes through the property meticulously. If a guest has caused damage, it is recorded immediately: photos, description, timestamp. This isn't bureaucratic nit-picking – Airbnb and Booking's compensation processes require exactly these materials.
Troubleshooting immediately, not the next day
A burst pipe, a broken lock, a faulty boiler – the property manager handles the simpler repairs themselves and coordinates external tradespeople on site for specialist work. The guest doesn't wait, and the review doesn't suffer.
Regular inspections before problems arise
The purpose of regular condition checks is to ensure that problems don't come to light during a guest's stay. A neglected property deteriorates gradually – and at a certain point, a poor review is no longer the main concern; the property now needs renovation.
For the owner, the essence of the system is straightforward: there's no need to rush over to the property. The property manager handles physical matters, while the back-office team manages guest communication and pricing. The two work together – neither is sufficient on its own.
