Where is it worth buying or renting out an Airbnb apartment in Budapest?
⚠️ District VI has a complete ban on short-term rentals from 2026! A moratorium is in effect in Budapest for 2025–2026 (no new accommodation can be started).
Location is one of the most important factors for revenue:
- 🏆 Perfect: District V, District VII inside the Grand Boulevard
- ✅ Good: District I (Castle, Chain Bridge), Districts VIII–IX inside Grand Boulevard, inner District XIII
- 🔶 Worth it with extras: District II (up to Széna Square), Districts XI–XII close to downtown
- ❌ Not recommended: Pest outside Hungária Boulevard, distant parts of Buda
- 🚫 District VI: COMPLETE BAN from 2026!
Rule of thumb: the closer to downtown and tourist attractions, the higher the revenue.
