What district-level restrictions currently apply to short-term rentals in Budapest?

Different rules apply to short-term rentals in various Budapest districts — and these have tightened significantly in 2025–2026.

  • District VI (Terézváros): total ban since 2024 — zero days of short-term rental allowed. The Supreme Court confirmed the district's right to impose the ban in November 2025.
  • District VII (Erzsébetváros): modified rules from September 2025 — new permits issued only for ground-floor properties. Existing permits remain valid. From November 2025, a special tax applies to any apartment without a registered resident.
  • District VIII (Józsefváros): building tax obligation for accommodation.
  • Districts V, IX, XIII: no total ban yet, but permit requirements have become stricter.
  • District II: new restrictions introduced at the end of 2025.
